Who operates this site

Ocean Properties is the trading name under which two activities are presented: OP Aparthotel & Villas, which is hospitality, and OP Capital, which is real estate.

The website and both activities are operated by 4rentpanama.com S.A., a company incorporated in the Republic of Panama. That is the name that appears on bank transfers and invoices, and it is the party with whom any contractual relationship is formed.

What the information here is

This website is commercial material. Descriptions, measurements, prices and availability are published in good faith and are kept current, but they are indicative and subject to change without notice.

Nothing on this site is a binding offer, a promise of sale, an option, or a reservation of any property. A sale is formed only through a written instrument signed by both parties and executed before a Panamanian notary, in the terms that instrument sets out.

Prices shown include the broker commission where one applies. Package pricing is quoted separately and is not a published discount.

Photographs, video and drawings

Buildings visible in photographs and video belong to the surrounding neighbourhood and do not form part of the property offered.

Massing diagrams, site plans and any illustration of what could be built are illustrative. They show what the zoning in force permits in general terms. They are not a project, not an architectural proposal, and not a municipal approval. Any actual construction requires its own permits.

Aerial imagery is used to show position and context. Boundaries drawn over a photograph are approximate; the boundary that governs is the one recorded in the Public Registry and shown on the registered survey.

The properties

Every property presented on this site — land, villas or apartments — is titled property recorded in the Registro Público de Panamá. We do not present property that is not registered.

The registration of each one is published on that property’s own page, alongside its area: the finca number, and, where a horizontal-property regime applies, the PH and the individual unit. It is published, not held back for a later stage of the conversation.

Those entries are public. Your attorney can verify ownership, encumbrances and boundaries directly at the Public Registry, without going through us, and we encourage exactly that.

Zoning

The land-use classification cited on this site comes from Acuerdo Municipal N.º 28 de 18 de noviembre de 2025, of the Municipal Council of the District of Pedasí, approving the Local Land-Use Plan, published in Gaceta Oficial Digital N.º 30412-A of 25 November 2025.

Zoning may be amended by the competent authority. The published Gazette is the source that governs, not this page.

Intermediaries

Registrations submitted by real-estate intermediaries are governed exclusively by the broker terms published at /invest/intermediarios/, in the version in force at the moment each registration is received.

Submitting a registration does not by itself confirm eligibility and does not guarantee a commission. Confirmation is issued in writing.

Personal data

The personal data collected through the forms on this site is used to answer the enquiry that generated it and to follow up on it. How it is handled, how long it is kept and how it may be erased is set out in the Privacy Policy, which forms part of this notice.

Intellectual property

The photographs, video, maps, drawings, texts and the Ocean Properties name and mark that appear on this site are owned by 4rentpanama.com S.A. or used under licence. They may not be reproduced, distributed or used commercially without written authorisation.

Intermediaries registered with OP Capital receive specific material and an authorisation to use it for the sole purpose of presenting these properties. That authorisation ends when the registration ends.

Where this site links to a public source — the Public Registry, the Official Gazette, a mapping service — it does so to let you verify a statement at its origin. We do not control those sites and are not responsible for their content or their availability.

Governing law

This notice and any relationship arising from the use of this site are governed by the laws of the Republic of Panama, and any dispute is submitted to the competent courts of the Republic of Panama.

Electronic documents and signatures used in the registration processes on this site have the legal effect established by Ley 51 de 22 de julio de 2008.
